Genesis Construction and Development is a builder-led general contractor delivering integrated design-build services to homeowners and developers throughout Rowley, Massachusetts, and the surrounding North Shore.
The company is led by three principals: Joe Fodera oversees field operations with more than 70,000 hours of hands-on construction experience. Guy Manganiello manages business development and client relationships across the North Shore. Lou Schena directs finance and operations.
Rowley's housing stock reflects its rural character and deep New England roots. Colonial and Federal-era homes near Rowley Center and the Historic District, newer construction along residential corridors, and open parcels suited to custom builds define the landscape. The town borders Ipswich, Essex, Georgetown, and Newbury from our 41-community service area, and the Triton Regional School District serves the community.
Genesis Construction and Development is licensed (CS-000947), insured, BBB-accredited, and operates on a fixed-scope budgeting model with single-point accountability from concept through completion.

Rowley is a small North Shore town with a population of roughly 6,100 and a housing stock that spans three centuries. Colonial and Federal-era homes anchor the town center, while rural-residential parcels and scattered newer construction round out the building landscape. Genesis Construction and Development delivers five core services through our integrated design-build model, with one team, one contract, and one fixed-scope budget.
A design-build contractor consolidates architecture, engineering, and construction under a single contract. In Rowley, where historic properties, rural lot configurations, and a small-town building department shape the permitting environment, having one team manage your full project scope eliminates coordination gaps between separate designers and builders.
Genesis Construction and Development manages every phase in-house: site evaluation, architectural planning, Rowley Building Department permitting, construction, and final walkthrough. The person who plans your project is the same person who builds it. Your design decisions stay grounded in what Rowley zoning and your property's existing structure actually allow.
If your Rowley home dates to the 18th or 19th century, our builder-led approach identifies timber-frame conditions, foundation issues, and envelope limitations during design. You avoid the change orders that come from discovering problems after framing begins.
Rowley offers custom home building opportunities on rural-residential parcels, wooded lots, and teardown-and-rebuild sites along the Main Street corridor and Wethersfield Street area. The town's architectural character leans toward Colonial and Federal styles, with newer builds fitting into a rural New England context.
Genesis Construction and Development builds custom homes targeting HERS energy scores of 42-45 while meeting Massachusetts Stretch Energy Code. Your architecture, engineering, and construction all run under one contract. Design and build operate as one workstream, so your project never gets handed off between disconnected firms.
Custom home projects in Rowley typically run 10-24 months from contract to keys. You approve a fixed-scope budget before construction starts, and that budget holds through completion. No change-order drift, no open-ended allowances.
Rowley's location between Ipswich, Georgetown, and Newbury, along with rental demand across the North Shore, supports development pathways for duplex and small multi-family projects. The town's rural character favors smaller-scale builds that fit established neighborhood patterns and lot sizes.
Genesis Construction and Development brings design-build efficiency to multi-family projects: integrated MEP coordination for multi-unit code compliance, site planning suited to Rowley's lot configurations, and a single contract structure. You get one point of accountability from zoning analysis through construction and unit turnover.
Whether you are building a two-family investment property near Rowley Center or a small rental development along a residential corridor, our team manages permitting through the Rowley Building Department and delivers fixed-scope budgets. Verify current processing timelines with the department directly (978-948-2186).
Rowley's housing stock includes some of the North Shore's oldest residential properties. Colonial and Federal-era homes near Rowley Center and the Historic District carry renovation needs that come with centuries of use: original timber framing, fieldstone foundations, knob-and-tube wiring, and kitchens and bathrooms last updated decades ago. Newer mid-century homes along residential corridors add a second renovation layer with aging systems and dated layouts.
Genesis Construction and Development handles full-scope home renovations in Rowley with design-build integration. One team designs your layout, pulls Rowley permits, and executes construction. Every renovation includes energy-efficiency upgrades aligned with the Massachusetts Stretch Energy Code, scoped to respect the structural and material character of older homes.
Kitchen remodels, bath renovations, and whole-home transformations all follow our fixed-scope budgeting model. You know the full investment before demolition begins. Your home stays in one team's hands from tear-out to final walkthrough.
Second-story additions, rear bump-outs, and garage conversions are common expansion projects in Rowley, where lot configurations and setback requirements limit outward growth on many properties. ADU construction is also gaining traction, as Massachusetts legislation allows ADUs up to 900 sqft or 50% of the primary home's footprint without a special permit in many communities. Verify current Rowley-specific ADU rules with the Building Department (978-948-2186).
Genesis Construction and Development manages home additions in Rowley from structural engineering through Rowley Building Department permitting and construction. Whether your project is an in-law suite, a second-story pop-top, a rear bump-out, or a garage conversion, it runs through the same integrated design-build process as our ground-up projects.
Each Rowley addition starts with a site evaluation, zoning review, and setback analysis specific to your lot. We assess structural load capacity of the existing foundation, utility tie-in requirements, and roof-line integration before locking a fixed-scope budget. The timeline from permit to completion typically runs 4-6 months.
Genesis Construction and Development is not a brokerage firm that subcontracts your project. We are builders. Joe Fodera leads field operations with over 70,000 hours of hands-on construction experience. Guy Manganiello manages business development and client relationships with deep roots in North Shore real estate.
Three principals, one company, zero translation layers between the people who plan your project and the people who build it.
We begin with a phone or in-person meeting to understand your project goals, budget range, and timeline. No commitment, no pressure. Just a clear conversation about what is possible for your property.
Our team visits your Rowley property to assess site conditions, zoning constraints, structural considerations, and any factors that affect design and scope.
Architecture, engineering, and interior selections happen under one roof. You work with our team, not a disconnected architect, so design decisions stay aligned with construction realities and your budget from the start.
We prepare and submit all permit applications to the Rowley Building Department (978-948-2186), handle plan reviews, and coordinate inspections. Verify current processing timelines and submission requirements at townofrowley.net/building.
Build phase begins with a fixed-scope contract. One project manager, one team, regular progress updates. No subcontractor shuffle, no surprises.
Final inspection, punch list completion, and a thorough walkthrough before we hand you the keys. Your project is backed by our warranty and our reputation.

Every project runs through our integrated design-build model, where one team manages design, permitting with the Rowley Building Department, and construction under a single contract. We serve all Rowley neighborhoods including Rowley Center, Glen Mills, Main Street corridor, Wethersfield Street area, and Railroad Avenue area.
Most renovation, addition, and new construction projects in Rowley require a building permit from the Rowley Building Department (978-948-2186). Genesis Construction and Development prepares and submits all applications, coordinates plan review, and schedules inspections. Verify current processing timelines at townofrowley.net/building. Our team manages the entire process as part of the design-build contract.
Yes. Rowley's Historic District and surrounding neighborhoods include Colonial and Federal-era homes dating back centuries. These properties commonly need structural timber assessment, foundation work, electrical upgrades, and interior modernization. Genesis Construction and Development handles full-scope renovations with design-build integration, preserving period character while updating systems to current codes.
A fixed-scope budget means the price you approve during the design phase is the price you pay at completion. We do not use cost-plus or open-allowance pricing models. Your scope, materials, and budget are locked before construction begins. No change-order surprises and no cost drift during the build. This model applies to every Rowley project.
In many Massachusetts communities, accessory dwelling units up to 900 sqft or 50% of the primary home's footprint can be built without a special permit. Rowley-specific ADU rules should be verified with the Building Department (978-948-2186), as setback, lot coverage, and utility requirements may apply. Genesis Construction and Development handles zoning review, structural assessment, permitting, and construction under a single fixed-scope contract.
Most home additions in Rowley take 4 to 6 months from permit approval to completion. Custom home builds run 10 to 24 months. Every timeline is locked in writing alongside the fixed-scope budget before construction begins.
