Joe Fodera is Principal of Field Operations at Genesis Construction and Development, with over 70,000 hours of hands-on experience. Raised in the industry, Joe got his start mixing cement and apprenticing as a mason while working for his father’s EIFS company, one of the largest on the East Coast. That early foundation led to a career managing complex residential and commercial projects, from custom homes to multifamily builds. Joe oversees field operations and site coordination, keeping all teams aligned from start to finish. Known for his precision and results-driven leadership, he ensures every build reflects quality and integrity. Outside of work, Joe enjoys boating, skiing, fishing, and spending time with his family around the dinner table.

Guy Manganiello is Principal of Business Development and Client Relations at Genesis Construction and Development. His career began on the real estate brokerage side, helping clients find and evaluate homes across Massachusetts. That experience gave him a firsthand understanding of what today’s buyers want and how builders can meet those expectations. Over time, Guy shifted from advising homebuyers and marketing developments to actively investing in residential projects, which ultimately led to co-founding Genesis. Guy leads business development with a client-first mindset, ensuring alignment between vision, execution, and results. Known for clear communication, strategic oversight, and a calm approach to complex work, Guy guides projects from initial concept through completion. Outside the office, he enjoys golfing with his daughters, kayaking on the Cape, and family time above all.

Lou Schena is Principal of Finance and Operations at Genesis Construction and Development, bringing decades of strategic and financial leadership to the firm. He began his career as a CPA serving construction clients, providing tax, audit, and operational consulting. That experience led him into the private sector, where he helped scale a regional contractor from $20 million to $115 million, eventually serving as both CFO and COO. Lou oversees finance, accounting, and internal operations, ensuring every part of the business runs with clarity and efficiency. Known for his approachable, detail-driven leadership, he connects departments, aligns teams, and keeps projects running smoothly. Outside of work, Lou enjoys skiing, boating, and spending time with his family in the mountains or by the beach.

Vladislava Turcan is a Designer at Genesis Construction and Development, where she blends creativity with construction know-how to deliver thoughtfully designed spaces. Her career began with designing her own restaurants and beauty salon, where she managed everything from layouts to finishes. That hands-on experience sparked a passion that evolved into a full-time career in interior design. Vlad focuses on ensuring that each project reflects both the client’s vision and the practical realities of construction. She is known for her attention to detail, strong communication skills, and ability to translate ideas into buildable solutions. Outside of work, she enjoys traveling, dining out, and spending time with her son, Kai. She also shares design inspiration and new ideas with her online community.
